This independent Level 2 damp survey evaluated a ground floor flat in Wandsworth (SW18). Commissioned by the property owner to determine the source of hallway wall moisture, the survey delivered an objective, evidence-based diagnostic check. The health check covered all internal living spaces and structural elements without commercial bias.
About the Issue
The property owner observed damp plaster on a hallway wall and mould spots on the bathroom ceiling. Fearing that structural timber decay or subterranean groundwater was compromising the flat, they requested a professional inspection.
The Challenge
The surveyor conducted a complete Level 2 investigation across the flat, assessing wall moisture content, sanitary installations, drainage runs and structural timbers.
Testing and visual observations gathered clear factual evidence:
- Damp testing confirmed elevated moisture readings on a single hallway wall section.
- Visual checks of the bath in the adjacent bathroom revealed white staining and deteriorated perimeter silicone, establishing that shower water was escaping past the seal and tracking into the hallway masonry.
- Physical testing confirmed complete freedom from plumbing leaks, blocked drains, timber decay (dry rot, wet rot, woodworm) and external penetrating damp.
- Bathroom ceiling mould was confirmed as atmospheric condensation caused by unvented steam during showering.
All other rooms, walls and floor slabs were confirmed dry, establishing that no widespread damp defects existed.
The Solution
To permanently resolve the issue, the survey recommended the following sequence:
- Remove all old, failed silicone from around the bath/shower unit and reseal with new sanitary silicone.
- Allow the affected hallway wall to dry naturally once the seal is renewed.
- Clean and treat the bathroom ceiling mould with a suitable cleaning solution.
- Improve bathroom ventilation by operating the extractor fan during and after showering to vent humid air.
The Outcome
The property owner achieved complete peace of mind knowing the flat was structurally dry and timbers were healthy. By following an independent diagnostic report, they avoided unnecessary building work, resolving the issue through routine silicone renewal and ventilation management.
Why This Case Matters
Unbiased damp diagnostics focus on uncovering real root causes rather than selling proprietary damp proofing products. Identifying a simple bath seal failure prevents property owners from wasting money on invasive plaster stripping when basic sanitary upkeep is all that is required.
