An independent Level 3 damp survey was carried out on a flat in South Woodford (E18). The property owner requested the inspection to determine why mould was appearing across multiple living areas. The objective was to obtain an impartial evaluation free from contractor bias.
About the Issue
The property owner noticed spreading mould patches in several rooms and feared that moisture was rising from ground levels or seeping through defective external masonry.
The Challenge
A Level 3 investigation was conducted across all accessible rooms, systematically testing walls and surfaces using appropriate damp detection equipment.
Key measurements and observations established:
- Moisture meter testing returned dry readings across all inspected wall surfaces.
- Physical inspection confirmed no rising damp, penetrating water, or plumbing defects were present.
- Building construction features solid masonry external walls that do not retain heat well.
Diagnostic reasoning proved that mould was purely condensation-related. Cold external wall temperatures combined with normal indoor humidity caused moisture-laden air to condense on contact, creating conditions for mould growth.
The Solution
We gave the owner a clear action plan based on continuous humidity control or insulation:
- Deploy a continuous drainage dehumidifier fitted with a permanent drain hose connected near a kitchen sink or drainage outlet.
- Keep the machine running 24 hours a day on automatic mode set to 50–55% RH, keeping windows closed during use.
- Do not use manual water tank units, which shut off when full and allow humidity and mould to return.
- Consider thermal insulation options to raise surface temperatures on cold walls.
The Outcome
The survey gave the property owner total reassurance that their flat was structurally dry. By identifying condensation as the sole issue, they avoided spending money on unnecessary damp proofing treatments.
Why This Case Matters
Condensation issues in solid-wall properties require environmental management rather than invasive construction. Independent specialist surveys ensure property owners do not waste money on damp proofing when humidity management is required.
